The property comprises a prominent, first floor office accommodation with desk and private rooms available to rent.
The refurbished unit benefits from new paint covered plastered walls, suspended ceilings with recessed anti-glare lighting. There is a WC facility and capped services in situ.
We have three private offices to suit your working requirements, each with multiple dedicated fibre connectivity points.
Do you require a permanent desk but not a full office, we have the flexibility to provide a fixed desk location with fibre connectivity and your very own storage locker.
If flexibility is your thing, we can cater to your requirements, if you require a desk for a short period or even once a week, we can supply this, all you need is your laptop
Virtual Office – The freedom to work from anywhere, anytime with an associated business address. We offer this service which includes post opening and if required at an additional cost provide a secure post box with access key for you to collect post.
Access – 24/7
The building access is 24 hours a day, once you become a member, you will be supplied with an entrance fob/key which allows access to the communal areas only. If you have a private office then an additional fob/key is provided for these areas.
Internet – We have 1GB/s Flex City Fibre which guarantees 200MB/s at all times, with dedicated CISCO router and contracted 6 hour fix SLA. Each desk/office has multiple hard wired fibre points via Ethernet and WI-FI throughout the building. We supply a secure network but all security precautions are the responsibility of the user.
In the event you need your own dedicated bandwidth or IT configuration, we can cater for this through our existing supplier subject to additional costs.
We can provide VOIP handsets for your private office plus call times if required at an additional cost with our existing supplier.
Kitchen – The building has a communal kitchen for all occupiers, this will be supplied with a fridge, microwave, cupboard/storage space, tea/coffee making facilities and mains tap water.
Furniture – we will supply all communal areas, co-working and hot desk furniture, however if you would like your office to be fitted with furniture we can supply at an additional purchase cost or rental.
WC’s – 2 x WC’s are within the building, 1 on the first floor landing and 1 on the halfway stair landing.
Shower – We have a single secure shower facility located on the ground floor of the building, within the entrance corridor adjacent to the bike storage.
Bike Parking and Storage – Bike racks are located on the ground floor, these are wall mounted with wheel locking capabilities and further storage cubes are supplied.
Storage Locker – A small storage locker area has been allocated within the kitchen area, these are supplied to the communal area users, co-workers and hot desk users as private offices have their own areas for storage. You will be required to bring your own padlock.
We provide a twice weekly cleaning and refuse service, if you are working after hours and do not want to be disturbed in your offices please leave your bin outside the door in the main landing area.
We want to encourage all our members to get to know one another, therefore we will be trying to arrange a quarterly social engagement to start at our building and head onwards after work hours etc.
At 195-197 Whiteladies Road, we ask that you and any guest please abide by the rules so that all tenants can enjoy the space responsibly.
All payments must be received on time or we reserve the rights to remove/suspend services if not.
We ask all tenants to provide 3 months’ rent as a deposit, which is returned in full 7 working days post leaving date upon leaving the premises/office/desk in the same immaculate state that you found it.
Rent is paid monthly in advance on the 1st of each month.
Each tenant will be supplied with an access fob/key, this is your responsibility, please do not lend these out to anyone. If you do lose your access key/fob please let us know and a new one will be supplied at a small cost.
Guests are allowed within the building and your office spaces at any time, they are the responsibility of you and as stated they are required to adhere to the same rules.
You can personalise the office space accordingly, we only ask that upon leaving the premises at the end of your tenancy you return the space to how you found it.
We supply high quality furnishings that are built to withstand the day to day office uses, the on-going repair and replacement of furnishings and featured services are maintained within the monthly fees. However, if items are damaged deliberately then we will charge these directly to your account.
As a landlord we have our very own landlord and buildings insurance, however we do not supply cover to our tenants, therefore we recommend that you take out your own contents and business interruption cover.
Please respect the fellow members and leave the kitchen and communal areas clean as you found them. The fridge is for all members use. All items out of date or sitting for a long time will be removed from the building.
